LA Metro and Community Corporation of Santa Monica (Community Corp.) are jointly developing surplus LA Metro property as part of the 10K Sites initiative. Community Corp. was selected as the development partner in 2025, after an RFP process run by LA Metro. Mithun is serving as the project architect.
Site plans include approximately 350 affordable homes, space for a coffee shop and reduced-cost bicycle service provider, and parking for residents. Additionally, Community Corp. is working closely with Crossroads School to preserve access paths for school pick-up and drop-off, and is building parking lot capacity for Crossroads teachers and staff in order to limit effects on the surrounding neighborhood.
Construction will occur in four phases – one for each building. Community Corp. anticipates focusing on the construction of Building B, between Crossroads and the bike path, first, followed by Building A (adjacent to the transit stop), and finishing with Building C (across the bike path) and Building D (the building furthest south-east).
